A Project Manager will be responsible for taking multiple projects from start to finish, with the ability to work on several projects simultaneous ranging from $100k—$20M. S/he acts as the client’s agent in delivering complex PM services for key tribal and school district clients in the areas of procurement/contract management, risk management, project controls, quality management, construction management, project closeout and acceptance, and operations/maintenance.


  • Will assist client in developing and implementing procurement strategies.

  • Serve as the primary contact with the owner, contractor, and subcontractors

  • Evaluate construction progress and team performance to ensure projects are built on schedule and within budget, including monitoring of job profitability.

  • Write, Negotiate and Manage contracts with architects, vendors, contractors and other workers.

  • Read and interpret complicated contract documents, and have the ability to apply this knowledge in effective and timely problem solving, assessing impacts to the client

  • Manage bidding processes, develop bidders lists, with established awareness of local market capabilities

  • Perform a variety of technical and administrative duties related to coordinating and processing numerous construction related documents, including, but not limited to RFI’s, RFP’s, submittals, schedules and outage requests

  • Proactively and routinely resolve issues of substantial financial impact, minimizing risk on behalf of the client.

  • Write and review changes orders, manage monthly payment applications, project closeouts and all related activities.

  • Estimating for multi-trade JOC projects utilizing RS Means or similar estimating software.

  • Coordinate, manage and supervise the work of project managers and support staff. Provide support, direction and encourage training of subordinate team members.

  • Lead project teams in understanding client perspectives and vision of success while keeping staff connected to Hainline culture and organization.

  • Has an awareness and understanding of the political environment and sensitivities in which a program is being delivered.


  • Initiate and maintain liaison with client and A/E contacts to facilitate successful project execution. This includes attending client-initiated meetings and ceremonial events as well as maintaining contact to ensure their satisfaction with on-going projects for marketing purposes.

  • Resolves complex construction project related issues, disputes, and disagreements

  • Establish and oversee the safety plan at the jobsite; set safety culture at jobsite

  • Develop a deep understanding of full range of Hainline services, and identify new work opportunities and potential clients

  • Participate in project acquisition, from proposal input, project approach and client interviews


  • Experience with Tribal Work a plus

  • Experience with School Districts also a plus

  • Five (5) to Ten (10) Years of experience in the construction industry.

  • Four-year degree in an accredited construction related curriculum. Architecture, Engineering, or Construction Management preferred.

  • Demonstrated mastery in these areas: estimating, scheduling, budgeting/cost control, field supervision, financial reporting, client relationship, interpersonal skills, computer skills, safety/insurance, ability to communicate, both written and oral.

  • Experience in managing hospitals, high-rise buildings, educational facilities, large public construction projects, with a value of at least $10M

  • Owner's Rep experience preferred

  • Willingness and ability to run small and large projects, and manage several projects at one time.

  • Demonstrated leadership skills, with the ability to train others and monitor their work for quality and completeness.

  • Excellent client relationship skills and references required

  • Strong verbal and written communications and negotiation skills

  • MS Office skills required, including Word, Excel, Outlook, PowerPoint and Project

  • Primavera or SureTrak experience required; P6 preferred

  • Willingness to drive to different job sites, and a clean driving record
